Lessons learned from mistakes renting or selling a house or trying to find renters or buyers for a property.
Sometime ago we received a service call from a real estate agent that was having a hard time getting serious offers on one of his listings. It was difficult to understand because the house had great marketing value. It was large (in the 4000 square foot range), it had beautiful landscaping and was located in a prime area. There appeared to be no real obstacles.
When we saw the property, one thing stood out (at least to us). The house had a 6 foot high wooden privacy fence around the back yard. The fence was structural sound but was completely gray from algae growth. We suggested a cleaning and re-seal procedure. The agent had been given the green light to authorize upgrades/repairs by the homeowner. The agent was not in agreement with the assessment we provided him. He was concerned that the fence would incur damage from a "pressure washer". After thoroughly walking him through the cleaning process and ensuring him that the fence would not be damaged, he agreed (I think out of desperation to move such a desirable property).
Floblu came out and cleaned all the algae off the wood, let it dry and applied a beautiful, rich, quality sealer. Upon approach, the entire feel of that property was vastly different. The house sold above asking price 3 weeks later.
